These terms apply to services provided by Florida's Realty LLC in the state of Florida.

1. Using our services

You must be at least 18 years old and legally able to enter into contracts to work with Florida's Realty LLC. When you sign a listing agreement, buyer representation agreement, or lease, you are entering a binding contract.

  • You agree that any information you provide is accurate and complete.
  • You agree to promptly review and sign documents that are necessary to move your transaction forward.
  • You authorize us to communicate with you by phone, email, and text message using the contact information you provide.

2. Agency & representation

Florida law allows for different types of relationships between you and a real estate brokerage (such as single agent, transaction broker, or no brokerage relationship). Our agreements and disclosures explain which applies to you.

  • We will clearly disclose our role in writing, as required by Florida law.
  • You will receive and should carefully review all agency disclosure forms.
  • We may represent other clients whose interests do not align perfectly with yours, but we will follow our legal duties to you at all times.

3. Fees, commissions & payments

Our commission or fee structure will always be disclosed to you in writing before you sign an agreement. The exact amount and who pays it can vary based on whether you are a buyer, seller, landlord, or tenant.

  • You authorize us to receive payment as described in your signed agreement and closing documents.
  • Commissions are typically paid at closing or as specified in your agreement.
  • Other third-party costs (inspections, appraisals, etc.) are usually your responsibility unless expressly agreed otherwise.

4. Cancellations & term of agreement

Each agreement you sign will state how long it lasts and how it can be cancelled. Some commitments may continue for a certain period even after you attempt to cancel.

  • You may be responsible for a commission if a transaction closes within a protection period after cancellation.
  • Any cancellation must follow the written procedure described in your agreement.
  • We may end our relationship if you violate the terms or applicable law, or for other reasons allowed by our agreement.

Your rights, privacy, and fair housing

Florida's Realty LLC is committed to lawful, ethical, and non-discriminatory real estate services. We respect your privacy and follow state and federal regulations, including fair housing laws.

Fair Housing Notice: We do not discriminate on the basis of race, color, religion, sex, handicap, familial status, national origin, or any other protected class under federal, state, or local law.

Privacy & data

We collect and use your information to help you complete your transaction and comply with legal requirements.

  • We do not sell your personal information.
  • We may share information with lenders, title companies, inspectors, and others you authorize.
  • We retain transaction records as required by law and our compliance policies.

Non-discrimination

We follow all applicable fair housing and anti-discrimination laws in Florida and under federal law.

  • We will not accept or act on discriminatory instructions.
  • Marketing materials and property descriptions must comply with fair housing guidelines.
  • If you have concerns about discrimination, you should raise them with us immediately.

Communication & records

We keep records of offers, contracts, and key communications related to your transaction, as required by law.

  • You agree to keep your contact information up to date.
  • You should review all electronic documents carefully before signing.
  • If something in our records appears incorrect, you agree to notify us promptly so we can address it.

Your responsibilities & our limitations

A successful real estate transaction depends on teamwork. These terms explain what we expect from you and what you can and cannot expect from Florida's Realty LLC.

Not legal or tax advice: We are real estate professionals, not your attorney, accountant, or tax advisor. You should consult appropriate professionals on legal, tax, or financial questions.

Your responsibilities as a client

  • Provide accurate, timely information about your property, finances, and preferences.
  • Respond promptly to requests for signatures, documents, and decisions.
  • Maintain your property in a condition that complies with safety and legal requirements.
  • Avoid making false or misleading statements in disclosures or applications.
  • Follow all timelines and requirements stated in your contract.

What we cannot guarantee

Real estate involves risk. While we work to protect your interests, some things are outside of our control.

  • We cannot guarantee that a property will sell, lease, or close by a particular date.
  • We cannot guarantee that a buyer, seller, landlord, or tenant will perform their obligations.
  • We do not predict or guarantee future property values, tax outcomes, or investment returns.
  • Our liability is limited as described in the full Terms of Service and applicable law.

Description of our SMS use

A successful real estate transaction also depends on effective and timely communication. By opting in to receive SMS communications from Florida’s Realty, LLC (“Company,” “we,” “us,” or “our”), you agree to the following terms:

Description of SMS Communications

  • By providing your mobile phone number and opting in, you consent to receive text messages from Florida’s Realty, LLC related to:

    • Appointment confirmations and reminders

    • Property showing updates

    • Listing status updates

    • Transactional notifications related to a real estate transaction

    • Contract or document reminders

    • Customer service responses

    • Marketing and promotional messages (if separately consented to)

    • New listing alerts or market updates (if requested)

    Message frequency may vary depending on your interaction with us and your real estate needs.

Carrier Liability Disclaimer

Wireless carriers are not liable for delayed or undelivered messages.

Delivery of SMS messages is subject to effective transmission by your mobile carrier and is not guaranteed.

Opt-Out Instructions

You may opt out of receiving SMS messages at any time.

HELP for assistance

After texting STOP, you will receive a confirmation message and will no longer receive SMS messages from us unless you re-subscribe.

Opt-out instructions are consistent with the consent language provided at the time of opt-in.

Message and Data Rates Disclosure

Message and data rates may apply depending on your mobile carrier and service plan.

Florida’s Realty, LLC is not responsible for any charges imposed by your wireless carrier.

Privacy
